Thinking about the area around 52nd and Pecos and was wondering if there's anything to know.. area seems mixed divy and non divy.. graphity in a few places.. I assume for the long term this area will stay mixed and or in a small way reminds me of commerce city

Technically you think this area would be called arvada or thorton/northglenn but I guess the name changes above I-76?

The area is Denver to west to Sheridan Blvd and north to 52nd AVe. If N. of 52nd, I would guess it's unicorporated Adams Co.

We lived at 50th and Quitman for several years and that area (Berkley/Berkley Heights) is fairly nice. It's definitely more mixed toward Pecos. From Federal to Sheridan is generally pretty nice, and then you start getting more of a mixture again going west of Sheridan. (I'm speaking of the area probably about 6 blocks north and 6 blocks south of I-70.)

That area is not really ghetto, more heavy industry than anything. But I'd avoid it nonetheless. What housing there is there (and there is not a lot) is not very nice, as is usually true around industry.

While the area within Denver limits (S of 52nd) also shares the same gritty, industrial characteristics, I think that the Adams County portion is generally worse off and of lower standards than that in Denver, despite any stereotypes there might be there about "the city" versus "the suburbs." It's actually pretty easy to tell when you leave Denver by simply looking out the window.

I think, personally, that you should look elsewhere and avoid the Pecos corridor completely. In that immediate vicinity, the area right around Regis is okay, though even there things are in much worse shape north of 52nd as you leave Denver. Some of the eastern parts of the city of Arvada are also in that same vicinity, and those are generally okay, provided they're actually in the city limits.

My advice would be to stay out of unincorporated Adams County altogether. There are a few nice subdivisions in the area, but they're the exception and kind of stick out like a sore thumb.
