Thanks, Dave Barnes and 2bindenver for your suggestions. There are a couple of houses for sale in the neighborhood, and I'll send my husband by to scope out the competition. I'll also check out the Real Estate forum.

These are my suggestions. I am not a real estate agent, just a nerd who watches the market for fun.

1. Empty the house. 100%. Decide what to keep for the staging and put that into the garage or pod.
2. Sell, trash the rest.
3. Clean the house. Clean it again until it sparkles. Sparkly helps sell a house like nothing else.
4. Hire a staging consultant ($200) to help you stage. Do not spend more than $100 on staging stuff. (Except for landscaping: curb appeal and all that.)
5. Spend $400 to have it appraised. Now you know what the max price for the bank will be.
6. Interview 3 agents.
7. Ask them if you should do pre-sale inspections (general, radon, sewer, asbestos, mold, foundation).
8. Get a CMA.
9. Now you know
a. how much
b. what you have to do to get it ready.
10. Hire an agent. (You may want to consider notifying the neighbors that the house is coming to market before signing with an agent. In this market, you might be able to sell without an agent.)
11. Clean the house.

P.S. Leave at least 6 minor items for the buyer's inspector to find. Remember, he/she has to find something, so it may as well what you want found and are willing to fix.

PPS. Clean the house every week.
