Look in the 80013 zip. I am in that area and houses in my neighborhood are selling in that price range.
This includes the Mission Viejo, Seven Hills, Carriage Place... neighborhoods/developments which are along Hampden and/or Quincy, east of Parker all the way out to (near) Picadilly.



80015 and 80016 tend to be more expensive.

We lived in Aurora from 2007-2009. We lived in 80012 and 80015.

80015 was good (we lived in the extreme NW corner of the zip, near Quincy/Parker), though I didn't see what was so special about our particular CCSD school. I also worked in SE Aurora, and got to know the area extremely well, but it was far too suburbia-on-steroids for my tastes. I wasn't a fan of the immediately local landscape either, however, tons of people love everything the area offers (schools, shopping, views, etc).

In 80012, we lived in Aurora Hills (bounded by Alameda/I-225/Peoria/Mississippi). I liked our house, and the neighborhood and neighbors were okay. The local elementary school was atrocious, our oldest had tons of problems with kids at school and at the local park. It just seemed like a lower-class of people in that area, overall.

I like 80013 and 80014 (I can't think of a bad area in 80014 for the life of me), and still don't mind much of 80012, and the NW 1/3 of 80015). I have spent years defending Aurora on this forum, as it has an inferiority complex imposed on it by the rest of the metro area. Add Denver 80231, 80247, and 80237 to your list as well.

However, when it came to buying a house, while we did look in Aurora, it was not required that we lived there. We ended up in Arvada, and are here for the duration (sorry Aurora, this is more my style).

Aurora is about 150 square miles, so that doesn't really narrow things down all that much.

Just moved to Aurora 2 months ago - we rent a nice townhouse at the southern end of 80014, next to the Meadow Hills Golf course. We're in Cherry Creek school district, though my SO works as a teacher in Aurora public schools. Our immediate area is fairly nice, though I wouldn't really want to move much further north. We could have moved further south and east into the suburbs, but there were two things we liked about where we are: proximity to the Cherry Creek State Park, and (to a lesser degree) proximity to the Nine Mile rail station.

We both like to bike, and the park is a saving grace. Aurora isn't all that bike friendly, but the park provide many miles of great trails. We also enjoy being able to ride the rail into downtown Denver and not have to deal with traffic and parking. That being said, we haven't found a lot for young professionals without children to do around the area, and usually spend weekends in the Centennial/Lone Tree, Denver, or Boulder areas. For that reason, we may relocate further west or north when our lease expires.

I agree with others! Aurora is fairly big; As a kid I grew up near Buckley & Quincy, but we moved to L-town when I was 7. My mom's friend has lived near Buckley & Orchard for decades, and it's a nice area. "Saudi Aurora" is more appropriate when you go to North Aurora, past Mississippi and 225, from what I hear.
