be careful with them. My realtor used to work for them and quit because they gave terrible after sales service with warranty repair work, and she found it quite demoralizing to work for a company that didn't honor the quality of their contruction. do your own research first.......

to answer your question,
I am an appraiser and they offer huge incentives to realtor's for new construction. But the builder should be giving you more than $10,000 in incentives IMHO. Check other builders, you will be surprised how much they are giving away these days.

we ended up buying a pulte home in the same area...and working with a realtor, whom we loved. ultimately pulte offered a better house and better incentives than lennar...plus, a MUCH better community. couldn't be any happier with the choices we made and i'm happy to give more information to anyone looking to work with pulte.

Hi Mikela.. could you provide some more information about Pulte home builders.. such as the quality of construction, how much we can negotiate with them etc.

It depends. Fully fnished? dirt start? drywall? house to sell? credit issues? cash?....

Default our take on pulte

so far, we have loved pulte and the level of customer service we have experienced. they have been friendly, helpful, full of good advice & information, and very professional.

however, when it came to buying the house, there was no room for negotiation. they were getting rid of inventory and took about $30k or so off the top - in doing so, they let us know very clearly that there would be no room for negotiation. there are several neighbors around us that negotiated the landscaping of their backyard in their contract, but they refused to do that with us (we bought months later than our neighbors).

we were also stuck with using their lender if we wanted the incentive...and didn't get the best rate by using them. our salesperson clearly let us know that when we combined the sales incentive with the rate their lender was offering, we would come out ahead. there was only one guy that was able to come up with a better deal by using a different lender (and not getting the sales incentive), but i don't know the specific details.

we have had basement flooding in our neighborhood - a huge pain, but the builder has been professional and handled our problem immediately. other than it being a hassle, we haven't minded the problem.

Mikela.. just wanted to confirm that the Pulte home you are talking about are the ones built in Anthem Highlands area in Broomfield.
