Hello,

Wondering if I should submit an application on a property I've only seen pictures of? Hoping for some details about the area.

W 52nd Ave. Looks close to Regis University Northwest campus. Just off Federal Blvd towards Zuni Park. Not sure if this is considered Berkeley Hills or not?

IF anyone knows:

What is the neighborhood demographic?
Would you consider this a quiet area?
Can this area be classified as "safe"?
Would YOU live in this location?

No need to worry about work commute or anything like that. Already mapped out several routs, that part looks to be good.

Default Seek and ye shall find

1. The neighborhood is Chaffee Park. (About 2 miles from my house.) This https://www.denvergov.org/denvermaps...ghborhoods.pdf will be helpful.
North of 52nd Ave is unincorporated Adams County, except for the portion from Clay west to Federal.

2. Demographic is mostly working class Latino. See Front Range Race/Ethnicity I would say zero-low gang activity.

3. Quiet except for:
a. On Federal Blvd. Definitely noisy.
b. Near I-70.
c. Dead quiet near the rail yard.
Quiet because there are really no through streets except for Federal.
I have ridden my bike in Chafee Park a number of times.

4. Safe. I would say yes. Lots of data at https://www.denvergov.org/content/de...maps.html.html
I looked the detailed crime stats and would say quite safe. Would I let my wife walk around in the late evening? Yes.

5. Would I live here?
a. No. Because we could afford the $500K entry price in 2011 for a duplex side in Berkeley. Now, of course that has risen to $700K.
b. No. Because we can afford the entry price for Sunnyside.
c. No. Because even though I do believe Chaffee Park will gentrify, it will take a long time as I-70 cuts it off from the rest of the city. But, prices in both the adjoining neighborhoods of Regis and Sunnyside are moving up quickly.
d. Yes. If I wanted to live within easy commute to work and could not spend over $300K.

6. I would buy this

because the one on Zuni is on the park. Super quiet.

7. Give me an address and I will provide a personal opinion about it.

8. I would:
a. expand search to include Regis and Sunnyside (but staying within price range)
b. hire a buyer's agent who is expert in these neighborhoods
c. Decide where you really want to live. Narrow it down to just a section in a neighborhood and then watch that small area. I realize this is very difficult from afar.

The address: 2825 W 52nd Ave, 80221 Its okay, nothing out of sight, just new.

We we're looking at loft's by Coors field. Nice and all.. but, I want a stand alone house with some sort of a backyard & garage.
Open to renting or buying. The original idea was to rent first, buy after we get to know the area. But, the rental prices have us leaning towards buying. Strapped by a low budget at this time, we can only do 425k. Our interests have all been 475 and up. So we may rent to aid in getting our budget increased.

I should probably say, I worked flipping houses many years ago... I can do a lot of remodeling on whatever we find. So, old is fine, beat up is fine. Neighborhood is key.

1. Not a fan of those new builds. Not sure they will hold value.

2. What are your work locations?
How do you plan to commute?

3. I have some ideas.

Work: 650 15th street, 80202

Commute by car or closest light rail. Spend roughly 10-13 hours per day at work, commute needs to be reasonable.

Great suggestions! I think Quebec St. is as far east as we would prefer, 798 Leyden fits that request. I didn't map any other yet.

The only drawback I see with Leyden is the close proximity to the street. Not sure if zoning would allow a tasteful wall/fence. Something that could be covered with some sort of vegetation.

Curious to get my wife reaction.
