I need to look for cities within 45 min commute to downtown Denver (15th street) that has good schools and does NOT have dog breed restrictions. We have a limited budget around $300,000, 3 kids (7, 2 and a baby) we also have two dogs a shepherd/lab/hound mix and a rot mix (some might think pit but she's a small rot only about 50 lbs).

This will be helpful
Affordable homes skyrocketing in price

You will be paying OVER asking price for any house where you put in an offer.

And this

(be sure to check with the local government where you are considering buying)

Where are you coming from?

What makes a school good?

Is light rail or bus an option?

How are you both driving in snow?

Check in Littleton although you may have to go with a townhouse or condo.

Aurora, South of Hampden Ave...as long as you don't have a pit.

My biggest concern is the school district. I prefer smaller class sizes and having technology classes, PE, Art and music. We currently have this and Spanish in our current school. Second would be the no Dog breed ban since our smallest dog has Rot markings but because of her size people ask if she has pit bull mixed in. Both dogs are the sweetest dogs and have small children we would never have a dangerous dog. We would much rather have a house with a yard. I know the market is a seller's market right now so we understand we may need to rent before finding the right house. BUT it MUST be in a good school district.

We live in Illinois right now, I added a reply about what a good school is (smaller class sizes, offer technology, PE, Art and music and have a good administrator-teacher support. As a former teacher I don't want my child lost in the shuffle, I want them to be challenged), and light rail would be great. We have experience driving in the snow being from Illinois but he is the only one that would be commuting for work.

In such a hot seller's market, the rentals are also high. Throw in your requirements for accommodating multiple dogs of possibly forbidden heritage, multiple offspring, good schools with specific requirements, and less than 45-minute commute, and you have just required yourself into an unrealistic box. Rentals for dogs and kids are less common even in a slow market.

We've also started looking into private schools. I have found a couple that are affordable and we drive our oldest 30min to school right now. So the school could also be as much as a 30 min commute as well.
