Hey there!

I just relocated to CO after taking a sabbatical year, I have a ton of job interviews going on but I have problems trying to rent an apartment. landlord requirements are tax income from 2015, 3 last pay-stub, work letter, etc but since I didnt work last year didnt make enough for landlords to see, second, I dont have pay-stub the only thing I have on my favor are my savings and my excellent credit.

I was thinking about getting a temporary place until I have my pay stub to show to landlords.

NOTE: I have enough savings to cover a year rent without even working, stellar references from past landlords and excellent credit

Do you know of any complex in Denver or Boulder that would accept me with MY BANK STATEMENTS and my excellent credit? Any ideas? Thank you!

Maybe you can rent a room from someone until you get a job.

Sorry to hear about your troubles, the lack of housing is just BAD man. Landlords and property owners have gotten greedy simply because they can (they know demand is high from the out-of-towners, and the out-of-towners are very willing to pay the higher/jacked-up rates).

Legal weed is mainly behind the lack of vacancy around here. Unfortunately there is not much you can do other than be "quick on the draw" and "pounce" as *soon* as you see an apartment open up.

I hear some landlords will allow you to forego having a "job" by showing them proof you have a sizable enough savings (6-12 months of bank statements seems sufficient), not all of them will do this of course. I've been researching this avenue myself for an out-of-state move, you really need to inquire with a "higher up" such as the property manager to ask about this.

I've found the front-desk peons or secretary girls are generally clueless about this. You gotta go higher up.

Good luck!

Please provide proof of this.

Nearly all-intown apartments in denver are non-smoking on all areas of the property. This includes all forms of smoking.
