Green Valley Ranch seems to be a nice area, all new. Yet there are a lot of homes available, and they seem to be priced under market value. I know this area is somewhat close to Montbello, which is considered to be an undesirable area, but
GVR is seemingly a brand new development, along with new businesses to
service it. So why are so many houses for sale? This area is close to my work, and the home prices are in my price range. Thanks for your input.

I think there's an older thread on GVR that goes into detail, but it seems many of the houses there were sold to people with "creative financing" that has lead to the housing bubble and burst. Even though GVR is new/newer, there seems to be high crime, many foreclosures, and falling housing prices. It's sad to see a new development crumble like this, but it wouldn't be a good investment and from what residents have posted, not a nice place to live with many problem neighbors.

I disagree. (disclosure: I do have a small house listed there for $115,000.)

In the years that I helped people buy and sell there, and the neighbors that I have talked to, it's just like any other first time homebuyer neighborhood.

It has a nice golf course, shopping (newer king soopers, Walmart, banks, coffee house,) Stapleton isn't far, really close to the airport.

The neighbors have called me (off the sign) to tell me that the sprinkler sprung a leak (flooded the yard, not the house,) that there was a package at their house, that someone left all the lights on. Totally nice neighbors!

It's not that far from Stapleton, but a whole different market. $115K wouldn't get you a porta pot in Stapleton!

Actually, I meant it is close to Stapleton's *shopping* not housing. I like The Bass Pro Shop.

Just to note, Green Valley Ranch is not all new. Some areas there are 20+ years old, with houses dating to the early-mid '80s.

I don't think anyone from Stapleton has ever been in there We would have preferred an IKEA for that location.

I think I could drive to GVR from my house in 10 minutes. It's not far. I just find it bizarre that the market could be so different. But thin if you cross Montview from Stapleton you find foreclosures all over, very low prices - but they're generally small homes.

I did not know there was an older section in Green Valley Ranch. GVR is the houses
around the Green Valley Golf Course, right? I like the area because it is on the fringes,
yet it's close to the city. There aren't many areas of the Denver metro like that.
