Been in the area for some years now, wanting to move into or near Downtown Denver to be closer to work. When I've searched I am just not familiar with surrounding neighborhoods to know what areas to avoid. I have seen even the more down and out areas are getting a huge face lift mostly because investors are snapping up those properties and flipping them or turning them into rental property.

Any help on surrounding areas would be great thanks

Define "bad".
Have you looked at crime stats from all the cities?

I feel pretty safe in any neighborhood within 3 miles of the Central Business District (CBD) night or day.
Five Points was scary in the 60s through 80s but it's fine now.

Things change. North Denver in the early 90s was bad, too.

That bad? I remember going to a coworker's party in north Denver. He told all invited to avoid wearing a certain color, can't remember if it was red or blue. I decided to wear NEITHER.

Sadly, he went to an upscale night club in Denver and was destroyed by excessive alcohol consumption.
