Michelle, where in Centennial is the job located (major cross streets would help)? Centennial covers quite a large area, and maybe we could give some more suggestions if we had more information.

Do you have to buy right now? Maybe look for something to rent until you know you will be here long term.

I don't know what you do, but they may be low balling you on your offer because you are from out of state. Try negotiating for a higher salary and site the high cost of housing.

I did look into renting - but it's so expensive for a good rental that buying almost seems cheaper. Plus, I have a large dog (boxer) and two cats and it's really hard to find a rental that will accommodate the pets.

You might be right - I did look into what this job typically pays, and the offer is slightly above what I was expecting, but there might still be room for negotiation.

If they could have gotten someone locally for that salary they would have. But they probably couldn't. They also put alot of time and money into finding you, interviewing you and are probably excited about the possibility of you working there. Go for $20-$30K more. They may go for it or at least meet you in the middle.

Edit to add: I looked up your work location. There is a neighborhood in that area called Walnut Hills. Homes are more affordable and schools are top notch. Here is the one listing I saw there right now. It may not be what you are looking for but it gives you the location and school info.

This neighborhood has a library in walking distance for dad with the kids, restaurants in walking distance, grocery in walking distance and light rail in walking distance. Since you can also walk to work from here you could probably go down to a one car family if needed for expenses.

Also Centennial was formed as a city to try and keep property taxes low. Make sure you factor that into your overall housing cost evaluation.

Thank you so much for that suggestion. The homes in Walnut Hills look like they are outside of my current budget, but I am seeing some affordable condos and townhomes. We're open to options like that if they are in the right vicinity - and that location looks almost ideal.
I'll definitely be investigating that area very closely.

It looks like there are at least a few places in your price range in Parker which isn't too far from your work location. I'm not overly familiar with this area though so can't say much about it.

For example:

https://www.redfin.com/CO/Englewood/.../home/35045670

There are some townhomes in 80122 in your price range as well. Good schools, nice part of town and very close to your work. HOA's around $225.
Just one example: https://www.redfin.com/CO/Centennial.../home/35007653
