A condo could be a good choice, but your budget is too low for a SFH in a good area. Minimum $350k+ and even then your choices will be very limited.

average home price in the Denver metro is 450K, and that is for all homes, including condos and townhouses. Detached single families goes up to almost 500K average.

Denver is about money , Denver metro is all about money , money you will need lots of money , money , money lots of money, If you find a fairly decent place to live you will need money , My best friend from high school owns a 50 's style ranch in Littleton near Littleton Blvd and west of Broadway he bought it for 350,000 because he had money , I feel sorry for all the people in the Denver metro area who don't have money , who did not get a degree that is in demand that pays good money.

Montbello is not a "safe" area, and is a known food desert.

alloo posted a crime map in another thread, and that particular section of Montbello had a ton of fists (indicating aggravated assaults) all over/around that house.

I wouldn't exactly call buying a home in Montbello lucky. Desperate would be more accurate.

It's been a crime and gang ridden foreclosure rat hole for about the last 30 years.

There truly is much of Aurora that is VERY nice! Plenty that's not too, but it's easy to avoid those areas. Your biggest challenge won't be finding a nice part of Aurora, there's actually a fair amount of new homes & recent builds, the budget will be more of the challenge.

There's also some middle of the road areas in Aurora, not new areas, but not ghetto, just older homes from the 70's & 80's in established family neighborhoods, that might be more your budget. I have several friends who live in these areas & I just looked up their addresses & came up with home values between 210-350K, so they're out there. But they are smaller, older homes with mature trees, often defunct HOA's, etc.
