The wife wants to move closer to work and for some reason has an affinity for Stapleton. Personally I love Lakewood and Golden but she’s getting sick of her commute. The budget is 700K or less.


Question #1

I currently own a house in Lakewood (10 min walk to Bel Mar) I’d guess it’s worth 400K and I owe about 130K on it. What could I rent it out for? 3 Bed, 2 bath 2 car garage, nice patio and yard in nice shape.

Are there any decent sized lots in Stapleton? I just want a driveway to park a Pickup and maybe a box trailer at the house. Seems like a tall order there. For 600-700K you’d think some space wouldn’t be out of the question. I do construction for a living and I occasionally take home equipment trailers, etc.


I’m doing my best to convince her to transfer to Golden or Lakewood but she’s likes being close to downtown and whatnot. I don’t think it’s quite my style.

Forget the lot size. Most of Stapleton doesn’t have driveways. Alley garages FTW.

Maybe you could find another neighborhood with bigger lots nearby such as Virginia Village. Where is her work just so we know what area's are close that might work better for you.

She works near the Coalfax/Havana Intersection

It could be worth checking out Virginia Village, Mayfair, Montclair, Cook Park and maybe even Park Hill so that she can be closer work and you can get a larger lot with a driveway.

Look into homes in 80220, 80222, 80224 and 80246 just to get an idea of what's out there besides Stapleton.

I think rent is probably going to be in the low $2,000s

There are a couple of random lots that are a little bigger over in the Bluff Lake area of Stapleton. The homes built by Standard Pacific have street facing driveways/garages, which may give you space for parking a trailer and a pickup, but those homes mostly sell north of $700K.

There are a few houses in Stapleton with the larger lots and room for parking, but as Augie mentioned, they are at a higher price point. Our house in Stapleton had a 7,000 sq ft lot and a 3 car garage with a driveway that we poured additional concrete on to add even more parking. We used every single bit of it (my husband is a car and DIY guy and has a lot of tools, so we needed a lot of garage space).

So, yes, it is possible, but those houses are few and far between. I will also point out that in Stapleton (like many places elsewhere now), a 2 car garage is often not even that, and many people can only use it for 1 car plus storage.

Ditto everyone else - you may be better off looking in one of the older neighborhoods in order to get a bit more outdoor space.

Or maybe push the price point a little bit if your wife really, really wants Stapleton. The houses with front loading garages and a longer driveway are limited, and are generally going to go for a little bit over 700K since they tend to be on the larger side.

You'd have to be fairly aggressive and prepared to move quickly once you found something you liked, but with luck and patience, you should be able to find a corner lot (even if not with a driveway) in your desired price range

Thanks for the links and advice guys!

I’m trying to talk her into staying at our current place for now, I’m nervous spending that much on a Home but I really don’t think Denver’s market will go down too much in the future.

She wants something built in 2000 or newer, I honestly prefer the looks and construction of mid fifties to 80’s homes. Our tastes are pretty far apart. Ha
