How far from Denver before home prices get "reasonable"? (Aurora: days on market, sales)

Depends where you live and work. I know quite a few couples that are one-car families. One of the spouses either takes the bus or bus-to-train to work.

But, you don't generally move to CO for the city of Denver. So I'd say that you're going to want a car regardless -- to access the mountains, trails, lakes for fishing etc.

I still think one of the biggest shortcomings of the RTD is the lack of a C470 line that would go from SW Littleton to DTC. Even with the 2+1 lanes, C470 isn't going to get much better with traffic.

My brother is going to put a 2 bedroom 1000 sqft condo on the market here soon for about 240K. There might be some in the Lakewood area around Union and Alameda in that price range, if you are ok with a condo. It'd be a quick hop from there to Golden.

I currently have a 12-17 minute commute to work and it is definitely worth a lot, because being on the road in traffic sucks a lot out of you.

Here's the thing with me, even if I could get 85% of my stuff within walking distance, the fun activities I do (gem show, botanic gardens, golf, mountain bike, ski...) require a car enough times to make it a necessity for me.

First, you conveniently edited my comment and left out the part of needing a car for working and "living" in Denver, only focusing on your work situation. You really did not address my question, so I assume that even though you work from home, in a house with a high walkscore, that you still need a car for things in your life other than work. Right? Or are you saying you don't own a car and don't need one? If that is the case, then mazel tov...

Good for you on working out of the house. But surely you recognize that not that many people can do what you do, and they need cars to get to work if they don't live close enough to walk, or don't have viable mass transit opps. Otherwise, why is there so much doggone traffic in Denver, or anyplace for that matter? Rhetorical question, BTW...

I don't know Dave's particulars but I do know people who don't own cars in Denver, They get along fine in their day to day life, and use Uber/Lyft around town as needed and a car sharing service when they do want a car to head out of town. Or in some cases, they have one car for the household rather than 2, which is still a savings financially and a better impact environmentally.

i just would not buy in this market. Wait for the next cycle.

-It may be only a local regional event, not on a national scale
-in the great recession Colorado housing in the better neighborhoods held their value and more foreclosure activity in less desirable hoods. Denver was quick to recover.
-I dont recall the 1990 energy housing recession had the same vibe. All of Colorado was hard hit it back than and some cities fairer better than Denver.

in anticipation of the east i70 construction you might consider the Elyria Swansea neighborhood. Only if you know what your doing.

Denver area did not crash as much as other locales due to the market had 1-3% per year appreciation, not double digits. Now that we do have double-digit appreciation, you either play to win or you will not. Your choice.

Swansea will be a different neighborhood after the I-70 construction is completed.
