I'm still shocked people are willing to pay that much for a house in a place with temps in the teens and snow. There are so many other cities with better weather, better paying jobs, and a lower COL. Are mountains really worth it?

Part of Denver's problem is wealthy professionals are moving from LA, NY, Boston and SF to Denver and they might think 540k for a home is a bargain. Hopefully Nashville does not become the next Denver. Austin and Denver are growing faster than us I believe thou.

I live in Denver now and once lived in Austin (among many other places). I love Austin and miss it badly: the weather, the food, the music...

Agree. I was in Carlsbad in January and saw this.
The question is have you factored in the higher income taxes and property taxes enough to offset? In Denver you’ll pay about $4200 a year in taxes on at $750K house. Same house in Carlsbad will cost you $8100 a year.
If you make between $52K and $260K a year, California is going to take 9.3% of it. Colorado will take 4.63%.
If you drive much, Carlsbad is currently about $3.60 a gallon. Denver is $1 cheaper.
Sales tax rate in Carlsbad is 7.75% compared to Denver at 7.65% so no real savings there.
