I posted this in the real estate section, but I noticed that in other states, there are rules that go way beyond the HOA, meaning the attorney general. Since I live in Denver, I was hoping someone might give me some advice.

My HOA totally sucks. I mean bad. It's a subdivision of townhomes. In front of the houses, there is gravel. The gravel has eroded to the point that you can see the lining it was sitting on. Trash everywhere. On trash days, people just pile their ten bags out on the street. Kids are the brattiest, they ride their bikes all over the gravel yards and help in gravel being strewn across the driveways and street. Our driveway is cracked.

I contacted the HOA's manager, but she said, oh the HOA is not doing any maintenance at this time. huh?

What are my choices, sue?

I forgot to mention that we own. And we are ready to sell, or getting ready to. It's just really frustrating. But yeah, I'm sick of paying for nothing. And if I just stopped paying, they'd probably sue me. I just wish there was some way to make them live up to their end of the bargain. We are going to have to spend our own money to make the place look nice so we can sell!!!! aaaghh

i would consult an attorney if it means that much to you.. if you're spending hundreds a month on HOA it would probably be worth it for a consultation.. if you're paying less, well, you have to see if its worth it financially and if it will make any difference in selling your house

haha, this is funny, didn't think of it before. I work for a huge firm downtown. I get free counsel. duh. I've been in law for a long time, and it's so time consuming that sometimes suits just aren't worth it. But.... I could easily wander down the hall and talk to someone!
