Well I figured it out. Found a nice place in Littleton near Broadway. Offer was accepted and I didnt have to go over asking price. Im excited. Hopefully the inspection goes well.


I thought about it a lot and this area of Littleton is really great for me. Its super close to Englewood and I'd say 25 mins from Denver (id probably light rail it).

Congrats! I love downtown Littleton. Great place to land that really is a good compromise between the city and the burbs.

That's a good place to be. I lived over there when I first moved to the Denver metro, and I enjoyed it. Between Broadway businesses, downtown Littleton, and the Southglenn mall-like development, almost every amenity you could want was never more than 10 minutes away.

I was sharing a house down there with roommates, but I bought in Washington Park West once I could afford it. You definitely get a lot more space for the money where you bought, and in many ways it has a small-town vibe with a lot of big city convenience, but I'm a big fan of the neighborhoods in Denver proper that were built as subdivisions for historic streetcar lines.

Yeah that’s awesome. Wash Park is super cool and I really like that area as well. So many nice little pockets in Denver, I enjoyed seeing all of them. There was an area a few miles from DU that I loved and almost got into. Homes were really nice but over 100k more and there was alway a compromise like shared bathroom for everyone, no garage,or too small, or something that I decided I didnt want for the asking price. It was basically me realizing that to get in that area and get what I want, I need a budget of at least 800k.

I went for the space for the money move since I want to be there at least 5 years. My next home will be (hopefully) the one where I can get what I want with zero compromise, but I will have plenty of time to figure that out. The home I am closing on now is more than enough for me for quite a long time. It also was under my budget, which is great. I think I would have bought too much home (from an expense perspective) if I maxed out what I was preapproved for.

I’m not the type to move every year as a renter. I like to be somewhere at least 3 years, and thats renting. So having a house I can make my own is incredibly exciting.
