Anyone know of any websites that offer information on weekend Open Houses? (other than the newspaper website) From my experience, there seems to be a very limited number of weekend open houses in the Highland Ranch area. Any suggestions of resources to find open houses would be greatly appreciated. Thanks.

December and January are typically not good months for open house and many Realtors will wait until the market and perhaps the weather heat up a little before doing many open houses. Even during busier times many Realtors do little or no advertising of their open houses. Some will advertise in the Denver Post or the Douglas County News Press. Realtors who pay to enhance their listings on Realtor.com may advertise their open houses on that site, but only a small percentage of Realtors pay for this feature.

Open houses can be risky to a Realtor.

As a policy I will not spend 2 to 4 hours of prime showing properties to real/qualifed home buyers, under agreement time to sit in someone else's property hoping someone walks in the door, that is one, qualified and two, absolutely has to have this property today, and isn't working with (has an agreement with another broker) Besides, if the neighbors want decorating ideas, go watch hgtv.

If you want to see houses in HR, in your price range hire a buyer's agent (try them for a day if you don't want to sign a long term contract.) Let a good buyers agent listen to what you like and don't like and let them find you some good properties to choose from. Let them take you on the rec center tour, tell you about what you find important.

There is a sign in my yard, but there is also 10 feet of snow in front of my house.

I am starting an open house website, [url=http://www.denveropenhouseonline.com]www.denveropenhouseonline.com[/url] that will allow all agents (no matter the affiliation), to post their open houses online and consumers can search by price or map. Will be up and running my the end of the year.
