We are moving to Denver in June and we are planning to rent .We were helped by members of the forum last week regarding the location. We are kind of leaning towards a house and would like to know if any one can offer comments on this location - We ask this because it may be difficult for us to make the trip before renting . We would appreciate if any one can offer comments on the neighborhood- It is advertised as a part of Farm at Araphoe

I don't know anyone who lives in that community, but we drive by it all the time while we are on Arapahoe Road and it looks very nice.

That's a very safe part of town. I wouldn't be too worried about crime. Crime rates in Aurora are generally higher north of Mississippi Ave, which you would be well south of.

Aurora has been hit hard by foreclosures, especially the 80013 area code. That part of town has been effected, but not as much as the parts of Aurora to the north.

As for the commute to Fitzsimmons and Parker Adventist, you're pretty much in the middle and close enough to Parker road to make either commute reasonable.

You'd have a very easy commute. While there have been foreclosures all over the city, the city of Aurora is huge. It stretches nearly the entire eastern side of metro Denver. With it's size comes good and bad and for those of us on the "good" side of the city (SE), we're always getting questions about whether or not Aurora is horrible. The area you are looking at is nice.

Another good thing (if you are buying a house right now) is that we all just received our home appraisals and a lot of people were upset. Many people can't believe their homes are worth so much (or so little) because of the foreclosure mess and the economy. The good side of that (for you) is that I believe it's a matter of public record so you'll have a fairly decent idea of what that house is worth. My house in particular pretty much stayed the same and since we are not planning on moving for a very long time, we're pretty happy with that. That also means that our property taxes won't be going up any time soon (well at least for another 2 years).

There was an article in the Denver Post last Sunday about zip code 80013. I think the reason it was focused on is because it is not the stereotypical foreclosure-stricken neighborhood. The people there are very middle class, not those buying McMansions or those who probably shouldn't have been able to qualify for a house in the first place. Obviously that makes for a better headline, but for the time being, 80013 would definitely be an area I'd avoid. Your house isn't in that area.

Nice area. We have some friends you live just down the way from that. I ***** about the commute to see them but have no complaints once there and the neighbors are all really cool.

The Farm at Arapahoe is a fine and perfectly safe subdivision located in a nice part of Aurora. We just bought a house in Centennial (also in the 80015 zip code), and looked at a LOT of houses in the area before we bought, including houses The Farm. The only thing I did not like about the subdivision (and it was a deciding factor for us) was that all the homes have split rail fences, and we wanted a privacy fence.

What about Zip Code: 80016. That area seems fairly quiet and secure - little foreclosure activity - ?
