The biggest draw about the Pinery is that it it the ONLY subdivision in Parker that is still affordable, heavily treed with large lots that is NOT tract housing. It gives you the "colorado lifestyle" without having to spend 7 figures. Its also not goverend by oppressive HOA's. Each area within the pinery has its own set of HOA covenants, but they were written back in the 80's where people just wanted a nice neighborhood and not an instruction manual on how to conform to the laws of the lemmings
You can find all price ranges in the pinery as well. The area to the west and north is the "original" Pinery. Most places sit on 1/2 - 3/4 acre plots and are priced between 275k and 425k. The areas to the south is called "The Timbers" and they are newer, sit on 1-2+ acre lots and start in the mid 500's.
Proximity to everything is one of the biggest draws. Once they finish cutting Hess road through to the RidgeGate interchange on I-25 by Skyridge, it will be even more convenient. I would say it is one of the areas that will still appreciate in value as infrastructure continues to change. It simply cannot be duplicated by a developer.

Default LOVE the Pinery

We've lived in the Pinery for over two years now and we love it. We relocated from California and decided that if we were going to live in Colorado, we wanted to be somewhere that looked like Colorado! The trees are beautiful, the lots are large, and we frequently see wildlife such as deer, foxes and coyotes.

Hey thanks to everyone who replied to my post, this is great information!

What can you tell us about the HOA? Is it mandatory?

Also, we saw that the new Colorado Golf Club is just north and it looks like pretty impressive estates over there. Any opinion how this will affect the property values in the Pinery?
