Thank you - yes, Sedalia seems to be it for us. We are on a few message boards and it does help. Price range is hopefully below $450K, especially if the house needs some expensive fixing up. I really do like a neighborhood with an active riding group. Hard to find.

450 in Sedalia is going to be rough. The average place there is much higher. I would also try Castle Rock and Franktown. Castle Rock is just south of Sedalia and has the same type of feel as Sedalia. You will have to stay to the west side to get past the tract housing burbs. South west of town is horse country.
450 is a bit low here also (450 almost anywhere in the south part of town for more than an acre is going to be tough) but things do pop up occasionally. You may also want to try Franktown, south of 86 but west of 83. Its in the valley, but a lot of horse places there as well. I have seen some places under 450 in that area recently. Directly across 86 is an equestrian center.

If you dont mind another 20 minutes out, you might try Elizabeth. You will still have the rolling hills and potential views but you WILL be able to find something in your price range. Although there are a few horse communities, Elizabeth does have an active Polo club. They play every Sunday.

The biggest problem you are going to face is your requirements. Acreage, Close to the mountains, Close to Denver, in a Equestrian community is everyone's dream. Unfortunately, the entry price point for for this in the area is in the 750's. You will most likely need to sit tight until something pops up or change your requirements. Rule of thumb, closer to the mountains, higher the price. The southern half of Denver is substantially more expensive than the northern portion (north is flat, rather industrial, south is rolling hills, forests and views). There is no real distance cutoff heading south because once you get south to Larkspur, you are now in commuting distance to Colorado Springs. Prices don't really drop much between Denver and the Springs. 20 years ago, land in between was cheap. Not any more.

If you're thinking of just buying land and building make sure you research carefully. I know in Larkspur, they will not issue a building permit until public utilities are in and roads are paved. Most places people have bought the land and are holding until the county gets around to putting in the infrastructure. (time frame is between 15-20 years)
