Replacement cost? Since when does that have to do with Fair Market Value?

Construction costs fluctuate more frequently and rapidly than housing prices.

Decided I will just rent for 6-12 mos to make sure I like the Denver area then buy something more to my liking. The $600k house was going to be cheaper than renting and just live in it for a yr or two, then buy something nicer.

Looking at the Preserve in Greenwood Village as a viable option in a year or so. The homes there are staying on the market a long time with several for sell. Definitely a buyer's market and whomever wants to deal will get their house sold.

I think you're wise to rent for awhile before making a commitment. In two years, it's likely that you'd actually lose money in the transaction costs. Been there, done that. Rent something livable, sock away funds, and buy something you really want when the time is right.

fair market value is a "snapshot/moment-in-time" number. replacement cost is a great longer-term barometer. houses selling for less than replacement cost = decent longer term value.

Except that in many areas of the country, the land is more valuable than the structure on it.

You either have to look at places other than GWV or CHV, or lower your needs. We have a small lot in GWV for a 30 year old house and still paid a good amount. It's a great place for raising the kids, though!

good lord... 1 mil for "something nice?" I live in a $300K house. You probably wouldn't want my opinion. FWIW I live in HR and like it. I could get my dream home for $600K in any of those places. Where is work? I'm not into long commutes. That would narrow it down for me.
