We live in Denver and have for the whole time we've lived in Colorado (eightish years.) Now that we have a little one to consider priorities have changed. I'm worn out trying to figure out "good" schools in Denver. There are some, but not k-12. We've been looking at moving to the south metro area and have focused our search on Littleton and Centennial- roughly from Wadsworth to University or Colorado. I work in Lakewood and my husband is in the DTC, so a decent commute for both of us is desired. We want a yard (lot 9000sf or more) and about 2500-3000sf of finished space. Good schools are a MUST starting with a good Elementary school. I also love the idea of having a small community pool close by with lots of family activities. That's the kind of neighborhood I grew up in and I loved it and want the same experience for my son. Access to trails would be very nice and we will spend between 350-400 depending on updates. Probably more detail than you need, but I've read enough comments from you all that I know you're going to ask anyway.

But my main question, where are the little pool communities in Littleton and Centennial? I really like the Cherry Knolls or The Knolls neighborhoods, but wonder if there is something similar a bit further west - maybe nearer to Santa Fe or downtown Littleton? I'm not opposed to Jeffco schools, but don't want to go very far west and not south of C470. I think Belleview/Bowles are our northern cutoff points.

Your broker can search for pool communities in MLS.

I don't know the exact roads you're mentioning, but there is a very nice community in Centennial that's called Tuscany which has a very nice pool and community center, parks, trails, tennis courts, etc. Nearby, there is an excellent (membership) community center called the Trails which is not only an exercise facility but also offers lessons for everything from swimming, sports, gymastics to pottery. When driving out of the neighborhood, you'd be on either Arapahoe Rd or Parker Rd which is just a short 15 minutes to the DTC and the I-25. To get a better idea of the area, here's the link to the Trails. The area shaded is the area they consider to be "in district" and the entire area is serviced by the Cherry Creek School District (which is well beyond excellent and would meet your requirements for your kid's education, from PK-12). The area called Tuscany is off of Smoky Hill and Orchard Road. Perhaps a realtor could steer you towards some homes as I'm not sure of the zip code.

I think that would be too far to commute to Lakewood from Tuscany/Sienna/Piney Creek.

There are 34 between Lakewood and Centennial, and another 30 in Highlands Ranch in the price range and house size you requested with a pool or a pool community. Lot size reduces the number to 26.

I don't know where Lakewood is, but at least for her husband at the DTC, it would be a short commute. Thanks anyway.

Yeah, I've used this Trails but unfortunately it's gonna be a far commute for the OP. Either HR or Littleton is probably better bet if the OP commutes via 470. Unfortunately I only know places east of I-25. But it looks like you got a good set of requirements you can ask a realtor to pull a bunch of stuff up to look at.
