From what I understand the Comfort Inn downtown is nice and rates are reasonable. I'd pick the Comfort Inn over those 3 places.

The first one is kind of truck-stopesque. The second one is in a lower-middle class neighborhood. The third one is close to downtown.

They are places to sleep, nothing more, nothing less.

I would use Priceline.com and do the "name your own price" thing and pick "downtown." I can't think of any truly awful downtown hotels and you might be able to get an excellent deal on one of the very nice hotels. You would have more transit options than you would for options 1 and 2 on your list, and option 3 is near downtown and would probably work, but in my opinion, I'd choose one of the downtown hotels first.
