If you're staying south, there are some great neighborhoods where you can get houses with lots anywhere between 0.25 and 0.35 acres and stay in your range. Just south and west of Englewood/DTC are both the Cherry Creek School District and Littleton School District, both excellent.

2b, I totally agree with you. Had clients who lived in Westminster (which they loved), but the husband finally couldn't take the commute down to DTC. They're in HR now and wish they had done it years ago.

I've been renting since the beginning of the housing collapse, and following the Denver housing market closely ever since. We are on the verge of an imminent second collapse. Sign a year lease in a nice place and enjoy life while your neighbors homes tank. It's a really good feeling in these tough times to know we still have some control over our financial future.

In the 21 years I have been licensed in Colorado, I have never seen one housing section take a hit while the others are recovering.

I do not believe there will be an imminent second "collapse" in the Denver area.

Days on market have declined since April of 2008. Each and every month.

Housing under $350,000 is less than 99 days on market.

Housing under $150,000 is less than a week.

The credit crunch is to blame for the jumbo market. I have had two new jumbo loans approved in the last 3 weeks that were not approved last spring.
