5280 Magazine has their annual issue, this month, on the discussion of Denver Neighborhoods,
"Where to Live in Denver Now"

Where To Live in Denver Now | May 2010 | 5280 Magazine | 5280.com

It highlights the new up and coming neighborhoods and indicates where value has dropped or gone up.

For readers, who are unfamiliar with Denver, this is the link, I have posted numerous times, of the Neighborhood Map
http://www.denvergov.org/denvermaps/downloads/maps/citywide/Neighborhoods.pdf (broken link)

Denver has many interesting and different neighborhoods that can provide good places to live for all needs.

Interesting read - thanks for the link. I recall there being a similar issue a few years back that talked about the rising neighborhoods outside the city limits. Do you know when they last had done that?

I thinks it's only far that artlcles like this talk about declining neighborhoods too to provide a fair assessment of the current trends instead of focusing solely on the bright and sunny.

Excellent resource for those of us considering a move to your fair city. The map is really helpful. I wish there was some sort of tool to estimate commute times across the city during rush hour, etc. Having to ask is always a crap shoot.

Nobody can answer or estimate as a general answer. Across the city from where to there??? East to West??? North to South??? There are many points of origin and points of destination. Rush traffic can be one way and rush traffic can be the other way, depending on where you are going--are you going against or with the rush for that trip. Not everybody works in the same central place. There are many paths and do not involve the same traffic or roads.

Or you can be smart, you can live closer where you work and not have the "across the city" commute. Commuting could also be taking public transit or biking. If you are real fortunate to be very near your place of employment--you can walk.

These surveys you see in almost every city rely way too much on the performance of the real estate market in the past year. At least they sort of acknowledge this in the article talking about areas which normally are on the list. But really an off year in a neighborhood doesn't seem like a good enough reason to say its not as good a place to live as another area where maybe they have more gentrification potential or just a less liquid housing market. If that is all that mattered why not just call the article the places which were the best investments last year?

With Google Maps, you can view Traffic levels at any given day/time (historical). While it does not equate to a time, it can give you a sense which routes will have heavy traffic during rush hour.
