This.

Every time I see this thread title, I think "convenient to what?" Convenience can be subjective depending on what your business is and who your customers or clients are.

Thank you everyone for the input! I realize this is a loaded question with no "real" correct answer. But some areas are just "better" to get to for all. Back East when I hired an agent, he took me all over the place. Once I learned the city, I realized most of the places he took me to were terrible. I mentioned agents that guide everything toward their own listings. He did that exact thing. Had this same situation today as well. One agent took me up north to Johnston, Iowa (correct spelling?) where he had several units available. The spaces were workable, but took me a while to get up there and seemed in the middle of no where. Any thoughts on the Johnston area? Not close to downtown, nor the high density area of West Des Moines in my mind. But he thought it was the best area to start a new business.

Thoughts?

Do yourself a favor & get a hold of a good, old fashioned, large map of the metro area. They can be found at a good book store, some service stations, at some office supply stores, at the Des Moines Chamber office or even online.
Once you have the map, study the layout of the metro & get a feel for what is where & keep coming back to it to reference locations, such as in Johnston where you were taken, or elsewhere.
When one is unfamiliar with an area, there's nothing like a bit of preliminary ground work to help get an idea of the layout of the area & by extension, what is "convenient" to where. Map study can be a valuable part of that groundwork.
As you know, no single person can give you the correct magic bullet that will tell you what is going to be "convenient" for your purposes.

Looking back at the title of your thread you emphasize "convenient" location. Johnston is a nice community, but convenience from certain parts of the metro would not be its strength. There is a reason that many professionals are located in West Des Moines or downtown. East-west access within the metro is superior than north-south access. This can be attributed to I-235 and some of the other major thoroughfares ( Grand Ave, Hickman, Douglas Ave, University Ave) all running east and west.

At various times in the past, adding a major downtown to north/northwest metro artery has been discussed. It never happened and probably never will now.

Again, this may not matter to you, but given the title of the thread, it seems to be one of the key factors which to me would suggest Johnston would not be ideal. To put it another way, people generally don't have reason to be in Johnston unless they live or work there. The same can't be said for western suburbs or downtown. There are many draws to these areas including the aforementioned "easy access".

Do you have any way of finding out where the majority of your clientele are located?
