I had no idea it existed until now. I have driven through there, but always thought it was part of Royal Oak or Berkley. Does it have a downtown? I only saw houses.

I remember seeing two trashy bungalows right on 11 Mile for well under $100K and a couple ranch houses immediately east of Coolidge in the $130K range.

48070 Sold Properties in the past 9 months — Trulia.com

Some peeps more or less stole these houses last year. Wish I had $80K back then to buy that one on Borgman, unless that was a train wreck (wouldn't be surprised if it was)...

Wish Trulia could go back to '10 or so, so we could see the fire sale going on back then. I remember a house in Birmingham with a basement listed for $70K. Maybe city tax records...

You're not kidding. $213/square foot is madness. For comparison's sake, in Northville Township - which I would say is probably the next most in demand area in SE Michigan right now - homes are averaging $133/square foot.

I'm a housing bear. I spend too much time reading blogs like Dr. Housing Bubble and OC Real Estate Blog. Only thing keeping the housing market afloat the way it is is basically free money. With rates that low, you can spend more for the purchase price than you could 30 years ago, where much of the payment was interest. Interest rates for those with reasonably decent credit are laughably low. If interest rates go up, there goes the appreciation. Much of our economy is a house of cards.

I agree Northville Twp. area is probably second hottest area right now (after Birmingham area).

Anything new in Western Novi and Eastern Lyon Twp. are also very hot. Basically where those three communities come together is hot (that whole stretch of new homes along 10 Mile, for example, from Milford Rd. to Beck Rd.).
