Wow, I know a couple of people who moved out to Livonia a couple of years ago because it was pretty cheap. The home prices are really recovering pretty well.

A lot depends on what you are willing to sacrifice for schools. You can find some tiny condos in decent districts for 100k. Likewise, a commute into far suburbia might find you a little fixer upper cottage home in areas like South Lyon with great schools. 100k in the city can get you a 6 bedroom 3200 square ft house in the University district, but the worst schools. You have to define your specific minimum house needs first.

Michigan has "school of choose" where anyone can attend any school if there is space left. I know few people who live in southern Warren (cheap house, underperforming school) but send their kids to Warren Mott (average school).

Depends on what you are looking for & how good of a school is good enough for you. Northern Warren has average (meeting national standard) school at 5/10. Southern warren & Detroit has below national standard performing school. Utica and few others are above national standard at 8/10. Troy is on top of the line school at 10/10.

With 100K I doubt you can find a decent place in Troy area (although there are few 900sqft old houses). But other cities are fare game, just need to find something. I would say look into school of choice and hope for the best

110 homes you can get in Livonia for 100K or less. That's probably your best bet.

FYI - most of these homes are in the Clarenceville school district, which is several notches below Livonia Public Schools.

I just checked, it is possible to snag a house in eastern Farmington and southeastern Farmington Hills while staying around/below 100k. Neighborhoods to check include Floral Park which is situated north of Grand River and east of Orchard Lake, and well as anything north of Independence Ave (8 1/2 Mile) if you would like to stay out of Clarenceville Schools and in Farmington Public Schools. Otherwise I would agree with Livonia. Might have to do some investigating, but I think it's very possible to find homes around 100k in Livonia with Livonia Schools.

Different people have different opinions on what constitutes a "good" school district, but I think most would agree that a budget of $100K or less in Metro Detroit will put you in mediocre to poor school districts such as South Redford or Warren.
Which Warren district? There are several school districts in Warren.

I wouldn't be so quick to say anything is out if the question. There are modest neighborhoods even in Plymouth and Northville...streets with postwar mini houses, yet still 2-3 bedrooms. I would try for Plymouth if you can.
