I am ecstatic that you like University District so much, it is my favorite Detroit neighborhood. 3,000 to 3,500 sq ft House after house after house built on narrow 50-wide lots on a traditional north-south-east-west street grid (unlike Sherwood Forest and Palmer Woods). It is sight to behold (especially the 4 major streets - Wildemere, Muirland, Fairfield, and Parkside) especially in the summer when all of the trees are full and green.

Jonnynonos, you have claimed several times in the past that Indian Village declined significantly in population between 2000 to 2010. Now you are claiming that it is only 17% white.

Indian Village only consists of 3 streets - that's it. Iroquois, Seminole, and Burns. The section of those streets that run from East Jefferson to Mack is Indian Village (There are a few mansions that remain on E. Jefferson). When you are referencing census data that shows "Indian Village"'s signicant decline, I want to you check how LARGE an area that census tract is. It contains not only the neighborhood of Indian Village, but also other neighborhoods to the west and east and south that not doing so well (it also includes West Village which is vibrant).

Also, I remember reading an old Free Press or Detroit News article in the early 2000's that stated that the Indian village was 54% black and 43% white. Check the neighborhood's city-data page.

To the OP, the small Mexicantown/Southwest Detroit neighborhood of Hubbard Farms is what you are looking for - diverse, great housing stock, next to a vibrant commercial corridor (Vernor Hwy), and only a 2 miles from downtown, midtown, and Corktown. It so small that there are very few houses available.

Also, West Village is a small neighborhood west of Indian Village which has smaller houses than IV, but they are still good-sized and have the same character.

About the food desert, there are several good but independent groceries in the core of Detroit, as well as the aforementioned Whole Foods. Also, we have EASTERN MARKET, one of the largest and oldest public markets in the country - it is much bigger than Reading Terminal in Philly.
