The 90% occupancy and wait lists for same especially give me hope.

Keep it up, guys. Rooting for you here in Denver.

I am really hopeful for Detroit. As places like Portland, Seattle, Denver, and Austin become bloated and costly, I feel like it'll be a great opportunity for cities like Grand Rapids and Detroit. Young Millennials (and future generations) just can't afford to live in these cities. Eventually, that is going to catch up and it will wear on them, and they will seek out the next "hip", but affordable place to live. The state of MI has so much to offer with it's beautiful lakes and great outdoors scene. I hope that the metro regions continue to build out the network of bike lanes and trails.

People might complain about the weather. But guess what? It rains a lot in Seattle/Portlandia, it snows and gets cold in Denver, and it's extremely humid in Austin. But these places still manage to attract people to live there. So these places don't have much else on Detroit other than they are currently trending. I think in 10-20 years, we will start to see places like Detroit and Grand Rapids on the list of places where Millennials are heading to live and work and play.
