Living in central Detroit (Palmer: for sale, rentals, condo)

I have been searching for homes in the downtown and midtown area of Detroit. There hasn't seemed to be much for sale, and what I have found has been rentals or very expensive old homes that need work Is it possible to buy a home in a nice (gentrified) walkable area that is around the 300k mark?

Lafayette Park has co-ops in that range. Otherwise you won't find much in Midtown and nothing in Downtown.

There's not really any single-family homes in Midtown and absolutely none Downtown. Unless you count townhomes. The best areas for a SFHs are in nearby Corktown, Woodbridge, or Boston Edison.

Though Corktown is also pretty short on supply as well unless you consider looking near the casino. There's an architect building custom homes for $200K there but it's kind of pre-gentrified area.

Woodbridge is also short on supply, but you're more likely to find homes for sale when it warms up and the neighborhood is pretty well established. However, given the supply strain, it might surge above your price range. You might end up with fixer-uppers at $300K.

Boston Edison then probably offers the most available homes you can find within budget. The area isn't terribly walkable since it's all residential, but the freeway cuts right through and it's not too far of a drive to Midtown and Downtown.

Otherwise, you'll have to look at neighborhoods farther out such as University, Palmer Woods, or Indian Village. Regardless of which neighborhood you look in, good homes go pretty quick but there's plenty fixer-uppers you can find in the $200K range. Beyond that, you'd have to start looking in suburbs.

The Villages area of Detroit is somewhat walkable, especially the enclave of West Village. This neighborhood is in the shadow of the East Riverfront and Belle Isle, and there are businesses in 3 small pockets in the neighborhood. The area is 3 miles east of downtown.

Here is a listing for a house, but it appears the seller has stipulated an unusual condition for purchasing the house, and the house has tenants

You could also try Mexicantown, the Vernor Highway commercial district has a lot going on, but the area has more blight and crime than downtown and midtown.
