I'm kind of leaning towards Madison Heights now, it doesn't seem THAT bad after looking at the crime data & based on opinions from all of you.
I don't really leave my house much, so as long as it's a good neighborhood it'd be fine.
Ferndale i'd still be kind of iffy about.

Why not South Troy, south of 16 mile which is not part of Troy school district so the price is significantly lower than "troy". You can get a nice 1960s ranch house in south Troy for that price.

just my opinion, but I would base my commute around avoiding the I-75 and just driving through cities to get to work. For the next 10 years there doing some major freeway construction and on snow days or accidents it can be stressful showing up to work late.

That might eliminate Pontiac, Waterford, Auburn hills. I think all the cities mentioned here are good picks (Troy, Clawson, Madison Heights). They all have +- . My bias is Clawson because I purchased a home there in late 15.

I'm not sure about Ferndale though. I like the city, I spend some weekends there at the bars/restaurants (and there always packed) ... but I'm surprised by how much inventory is available. Like Clawson has a population of 12K with 10 current listings, Ferndale is 22K with 42 current listings... Maybe I'm looking too much into it.
