Does anybody know what the cap is on lot rent in mobile home parks. I'm in Monroe MI.

cap?? Do not think there is a legal cap.
Here in Livingston it goes from a low of $350 (no amenities) to a high of close to $1200 with clubhouse, workout / gym, swimming pool,playgrounds, etc.)

$1200 per month for lot rent?!


You can buy a home for less than that!


My MIL pays ~$360/month in an older park near Grand Rapids, with a Club House, Pool, and Play Structures. I think her park metered city water is an additional charge, but I might be wrong

H.ere in this park there are no amenities and the lot rent is 530 dollars.

Thats why mobile home parks are dying. So many are empty and many are disappearing altogether and being redeveloped. I blame excessive lot rents for the death of what once was a very viable option for low-cost housing.
Unfortunately, there is no cap. And the park owners jack up the costs so high that they end up pricing themselves into abandonment or out of business altogether

Some of the older parks offer the mobile homes for free or for $100 - you just have to sign up to pay lot rent for a year.
