Hey! My husband and I are looking to purchase our first home. We saw one in the Warren area by nine mile and van dyke, but I personally don't know how safe some of the Detroit suburbs are and the neighborhoods within them. Thanks!

South Warren (areas south of I-696) tend to have spillover crime issues, lower performing schools, higher percentage of rental properties, and similar socio-economic demographics to many of the neighbors directly to the south.

That being said, the biggest issues tend to be more of the property theft, car break-ins type stuff, larceny. This isn't a place of violent crime. So you have to keep things in perspective.

Will you be most likely perfectly fine, yes. Its all about more relative or perceived comfort level.

Don't do it. I purchased a home in southeast Warren and it has been one of the worst mistakes of my life. The area is rapidly deteriorating and you will walk without much equity. If you want to buy a house in Warren--or any part of Macomb--buy it north of 696.

You can google streetview just about any community in metro Detroit to see if a certain area is actually "rapidly deteriorating". Warren isn't really any different then it has been for the past decade or 2. And I haven't seen any parts of Warren that have a problem with blight.

I'm not sure what you consider "rapid" but a quick Google of the area in question shows its been 5 years since the Google car rolled down those streets.

Trust Google Street view or trust someone who actually lives in the area?


The fact that most of the houses on my block are poorly kept rentals?
The fact that the property values have never recovered from recession?
The fact that there are ugly hand painted/abandoned buildings on 8 Mile and along Van Dyke?
The fact that on any given day there are people doing drug deals on the street?
The fact that riffraff are out on the street at all hours of the night up to no good?

Fair point. I'd take first hand experience over a 5 year old car ride

You have a point. But my point is the stuff your talking about has been happening in Warren for over a decade now. And if you look at the crime stats for Warren... it's around national average, at least it was the last time I looked at it.

Note that I said the last time I looked at it. And the last time I looked at it was on this site were posting on right now where it gave Warren a crime rate index of 297 with the average between (200-449).
