Actually, I think you're confusing manufactured homes (single/double wides) with modular (pre-fab) homes. Manufactured homes are mobile homes and depreciate like a car does.

You care correct (mostly). Some Modular home manufacturers use manufactured homes interchangeably (also pre-fab). That is the only place I have heard or seen the term used. However apparently it is more commonly used for trailer homes (mobile homes) made after 1976. They sure do depreciate. I see older trailer parks offering them for $100 or even free. My brother bought one for $100. Fixed it up a lot but then his job changed and it was impractical for him to live there. Eventually he stopped paying the lot rent and just gave the now restored trailer home back to the park
