Yeah and unfortunately they only go up from there if you are looking for a pretty nice place. However, the expensive converted lofts are a lot cooler than what you can get for a rental in the burbs, where they tend to be those fiberboard and stucco boxes built 30-40 years ago. I looked at a lot of apartments in and out of the city when I moved here a year and a half ago, and one of the many reasons I chose to move downtown was that the apartments were a lot nicer (albeit more expensive). Speaking of expensive, you can avoid the high parking cost at the Ren Cen (not to mention $3/gallon gas!) if you live within walking/people mover distance of it. If you maintain your MN address, you can also avoid the high car insurance cost of a downtown address.
The Riverfront apartments near Joe Louis are pretty nice, the view can't be beat, and it is a couple stops on the people mover or a 10 minute walk to the Ren Cen. This web site seems to describe the condos only, but I believe they rent as well Riverfront Condominiums Detroit ~ Condominiums, Detroit MI ~ Modern Luxury Detroit Condominiums ~ Riverfront Condominiums ~ Riverfront Condos ~ Luxury Condos Detroit ~ Luxury Condominiums Detroit ~ New Condominiums Detroit ~ New Homes Detroit ~ New C Plus it's quieter than what you might get in the main downtown area. I don't live there myself so don't know what it's actually like to live there, but it was one of the locations I gave some serious thought to when moving to Detroit.

Detroit has some fine areas downtown. Trappers Alley, the casinos, the riverfront with its various festivals. Other than that, there are many bad areas. And due to the lack of jobs and money in Michigan the crime rate seems to be climbing

The area near easter Market is neat, especially for younger people. The area near Wayne State UNiversity is a nice area with lots of quality museums. Campuss martius and the sports center area is neat.

It is the outlying areas around the city center that are terrible and dangerous. If you enter a blighted area, yu will know it immediately.

Zacaros is coming downtown.

I hate it when people sing the optimistic notes of Detroit's attractions and mention how this area and that area are "safe", when in fact, they have never lived in the city and probably drove there just to park their car in some 20-dollar "secured" lot, see one measly show, and ran back to the suburbs right after.

Wayne State area? Not safe. The illusion is there, but after living there for 3 years I can tell you IT IS NOT SAFE. Car thefts, burglaries, muggings at gunpoint, and rapes by random Detroit locals have happened to myself and friends during our college experience. And the newly renovated downtown? Yeh, it looks nice, but park yourself at a meter and dont be surprised to have your car gone when you come back.

I used to optimistic about the city too... But try it people, live there. It isn't worth it. I'm not saying don't visit the city's attractions, just don't say that it is safe.

Soulflower, maybe a rich philanthropist could fund a private police force that can arrest and hold suspects in the Wayne State Area.
