If you homestead, in order for your taxes to be 6k your SEV would have to be at least 90k (in other words, the house would need to be worth 180K). I don't know where you are getting your information.

i was looking at the back and upcoming taxes, the house had an sev of 50k which is vastly over inflated for the property.

the area honestly didn't look that bad on in street view or on google earth and its on the edge of hamtramack which i am familiar with.i am pretty comfortable with the area.just not the taxes due and upcoming on an old beat up house.

Do yourself a favor, move farther up - 8 and Dequindre is the closest you're probably going to get to 7 and Conant that's worth even giving a shot. 9 and Dequindre is a much better alternative, though. At 9 and Dequindre, pretty much your only worry is that you're neighbor's gonna yell at you because your car is dirty. The houses are similar prices, but there's a huge difference!

Did you check with the city of Detroit the SEV? My old house at 8 Mile and Schoneherr was only 29k SEV and was the biggest house on the block.

no i just looked on the Wayne county tax site, is it possible that info was out of date or incorrect? ive decided your right about the neighborhood since when i called my aunt and asked her what it was like now she wasn't very complimentary to say the least.
im looking at a property out on Greenfield road near Livonia kind of now.

actually all the people who are talking havent really been through the 7 mile/Conant are obviously. smh. The thing with Detroit that people tend to either ignore or not understand fully is yes there are plenty of desolate burned up areas but in certain neighborhoods you will have 2 bad blocks 5 good ones or 2 good blocks and 5 bad ones etc. You can literally be on the same busy street (like 7 mile) and see nice block after nice block and smack dab in the middle will be a terrible block. I honestly think thats one big problem. and I dont live far from 7 mile and Conant and that area is pretty much like that nice block bad block then nice one
