No need to live in the past...

Current Oakland MLS search has 15 single family homes for sale under 250k...

Again... this it TODAY and Oakland is the heart of the SF Bay Area which is experiencing huge price appreciation and demand.

For some it is easier to make excuses in the face of fact.

A 200k loan at 4% interest is $955 per month.

Not if they are all overstuffed with people. I live with 10 other people in a 3BR/1BA house. If we can get by without more bedrooms, why can't other people?

1 dollars says that sells for much more than listing price and is probably condemned.

What you posted isn't a link, so I googled it and found 54 listings on Redfin - of which 50 are vacant lots.

What's so great about a $955 monthly payment on a $200k loan when you can't get a loan?

Redfin also has that listing and it claims to be a 2/1 for $240,000.

Yeah, generally people don't post separate prices on different sites. Even if it is below market.

Shrug. I did not look at the first site. Listings on multiple sites often have different info, especially when they were posted at different times.

They want a bidding war.

All viable markets are bidding wars.

That's not an effect of the housing market/shortage
