Increases in rents are typically Demand-pull Inflation -- meaning Supply & Demand issues -- or Wage Inflation. Cost-push Inflation can also drive up rents. Higher property taxes or increases in utility rates when electric or water or heat/natural gas are supplied.

supply and demand:

in short term housing supply is fixed (constrained by property, materials, construction labor, land, permitting)
in the short term demand can almost represent a vertical line relative to price (jobs, wages, immigration, immobility)

[Mod cut: politics]

- labor shortages and building material inflation increase cost of new housing development and reduce investment

- interest rates rise decreasing the affordability of capital reducing the amount of new development

- with the popularity of remote or tele-working people with higher salaries are moving to lower COL areas dramatically increasing the housing costs to what were affordable areas

At what point does this break? In my area the rent increases are vastly outpacing wage increases. How long can that continue?

He sure can't fill a position at the local law office or take that vacancy for a phlebotomist or fill in at the hospital where they need nurses. You can't turn a tractor trailer over to a man who doesn't have a driver's license, or put him to work rebuilding transmissions when he can't even drive a car.

JFYI they have pipe wrenches in Mexico. There is probably hardly a man in Mexico who hasn't used a pipe wrench. The same can not be said for Americans. It doesn't take a rocket scientist to instal a dishwasher. You can do that yourself. They also have and use computers in Mexico.

You are right about the driver's license though. That's why they have to drive without them. But that is a legal issue, not a skill issue.

I have an American replaced my dishwasher,I know some will watch Youtube and do it themselves,but it is not that easy,I watched him spent hours and cut his finger.
He has also fixed leaks under my kitchen sink and replaced the bottom sheet,replace ceiling fan ,fixed my door bell.
He aint cheap,but communication is important.
The last time I used a Mexican ,his warranty is You should have watched TV and know what is coming !!
