In commercial lease jargon, what do listings mean when they say "Rate per SF = $XX(whatever the number)/NNN" What is NNN? Also, is this typically monthly or annually?

NNN == "triple net lease" triple net lease Definition

Makes the sq ft look like not as good a rate ...

Most common is to quote the rate as a MONTHLY amt.

More fun: http://en.wikipedia.org/wiki/Net_lease#Bondable_lease

This is the "secret sauce" that some "kings of finance" foist upon the retailers they take over.
