I actually meant "drive up"... We have lots of what I'd call "drive up coffee huts" in Eugene. I think they're all over Oregon.

I imagine it's less expensive to have a portable coffee hut than a real building... Certainly less expensive if you assembled it yourself. Buying a business would be in the tens of thousands but putting it all together yourself... seems it would be less than ten grand. The equipment is spendy...

With a hut, there's less decor to spend on but then with a real place, you can right off the decor & when you redecorate... ahem... I guess it just gets recycled elsewhere...??? Like home?

When I took a real estate course, the teacher said the right off is better when you lease a place, rather than purchase (like a coffee shop). He said a person can't right off the mortgage but the lease was a right off. Maybe that's changed. The rules have changed in other areas of real estate...

If you can get in touch with me off the board, I'd be happy to see what info I can glean for you from my friend.

If I was able to buy a place (and I doubt that would be affordable) the mortgage interest portion of payments are deductable if it is soley a business property. Plus there should be a deduction for depreciation for improvements on the land (buildings). If you lease a property for a business, it is all deductable, no depreciation, because you don't own the land. Just simpler accounting, but not a big deal. If you work from home and you are trying to deduct portions of your mortgage payments it may trigger a IRS audit since so many abuse it. Using one room as an office for a business typically needs to be broken down to a realistic percentage.

Right now I'm impatiently waiting for a buyer of my home. Until then it's still a dream. Just lowered the price again.
