I have been offered a job in Springdale and I am looking at a couple homes in the hyland park neighborhood of Fayetteville. Does anyone have any info on this neighborhood. Is it safe? Is it a nice area? Is it established and with lots of trees?

While we are discussing neighborhoods...any other recommendations for a non-college student, but still young single professional looking for a home in $250,000 range? I don't want a condo or area over-run by kids but I want something trendy. Thanks!

It's definitely safe--pretty much everywhere in Fayetteville (and NWA in general) is safe. Everyone's definition of 'nice' is different but I think most people would agree that that part of town is nice. I personally prefer to be right in the middle of town, and Hyland Park is a bit out of the way for my taste, but you can get anywhere in town pretty quickly.

Personally, my favorite area of town is the region that's south of Township St, east of Gregg Ave, north of Huntsville Rd, and west of Crossover Rd. The areas around Wilson Park and east of College Ave are particularly nice and are within walking distance of a lot great places--the Square, restaurants, bars, Walton Arts Center, the university, etc. I know some of the houses are out of your price range but I think you can probably find something for under $250,000.

edit: The areas I mentioned are primarily historic neighborhoods so if you are looking for a new subdivision you'll have to look to the peripheries of town. It's all subjective, but I'd rather be in a beautiful historic home within walking distance to parks, restaurants, coffee shops, and bars.

Hyland Park area is safe but I've never thought of it as "trendy." I've been back in F'ville since 1981 and that area seemed established way back then.

While I always suggest the Washington-Willow Historic District and its fringes first, I recently become aware that prices are increasing dramatically. There is a company that does incredible work on remodeling some of these homes--at a selling price of $300 sq ft! Now, many think they can get $300/ft for their homes.

Here are some of the "for sales" in WW area:

There's one on Fritz that is less than $250k-a newer home built in the late 1990's I think.

Being that you're working in Springdale, you might consider the new townhouse neighborhood off Zion to the West of Fayetteville Athletic Club. Also the neighorhoods, off Hwy 265 (to the north of FAC) across from the Botanic Garden. I'm not sure how much these homes run. The homes I've been in are "trendy". The one caveat, this is in the Springdale school district and not F'ville.
