nmnita-i have a friend in chicago area who has an 11,000 square foot house-and her kid are all out of the house-its a little ridicuous

That McMansion is hideous. I'm sure that there are plenty of fine, modest, well crafted and designed homes in Arkansas that take advantage of the great scenery and locations there that would be far more desirable, but most of these certainly do not represent the cream of the crop in my eyes. As they say, real estate is all local. I am almost embarrassed to say my 90 y.o. house is smaller that the guest house of that property and still worth more than that monstrosity. And no, it is not on the ocean.

Give me a great farm house or hunting cabin with a front porch and a pond in the beautiful woods there and now you are talking!

We have so many friends around here with 2500 sq feet or so that are actually downsizing because the kids are all gone.

and that is why so many older people are relocating to NWA from places like CA. They can live so much cheaper among other reasons. We have just under 2000 sq ft here, see the woods from every window: have no next door neighbors; lots of wildlife and yet we are 20 minutes from doctors, entertainment, good dining, lakes or almost anything one could want. I was born and raised in California, went to SDSU, you wouldn't get us to move back for any reason I don't think. Our 3 kids. also raised there have no desire to live in Calif. again. Well 2 of them don't for sure.

I have 2750 squ. ft. and it's too much. Will definitely downsize next move. About 1200-1300 sounds about right for us....as long as it's in a beautiful location where I can get outside a lot.
