Just wondered because it's gonna happen due to the exploding population.

… Already happening and has been. Just look at the prices of downtown Bentonville, Rogers (both old and new downtowns), Fayetteville, and (to a lesser amount) Springdale. For the most part the REALLY expensive areas are just the old downtown districts and everything else is somewhat reasonable. Go out 20 minutes and it becomes even more reasonable.

You are correct that the REALLY expensive areas will continue to grow in size. As this happens you will start to see taller buildings go up, more traffic in and out of those areas, lots of undeveloped woodlands and farms will start turning into subdivisions….

We will also continue to loose our small town feel. Stopped in the street the other day to say something to another driver and the yahoo behind me started honking and yelling not even 1 second later. I’m sure they thought I was a male appendage for stopping in the road but their response was short sighted and unhelpful.

I hadn't driven through downtown Bentonville much in the last several months and I was shocked at how high the new construction is getting along A street. It was in the evening and I couldn't believe how much of the remaining sun was now blocked along that stretch. Also, the hole they have dug next to the Preacher's Son was impressively deep.


Just as you say, the growth will continue out, especially into the relatively flat land west of Bentonville. I fully expect things to explode along the new I49 section as soon as it's completed. Subdivisions, followed by businesses. Bentonville growing west, Gravette growing east.

Look at NWA real estate prices from 5 years ago compared to now and you may want to amend the thread title.

When Washington and Benton counties get ridiculous, I'm sure people would start flocking to Carroll, Madison, Franklin, Boone, Crawford, and other counties.

In Bella Vista bidding wars are slowing. Reasonable priced homes are still selling fast. Over priced homes are not. The number of non-pending (contract) homes are rising every day. Example, 4 months ago we had only 20 homes ‘non’ pending contract out of 280 ish homes listed. Today we have around 70 non pending and available. It’s still very much a sellers market, but I think buyers are starting to see some light at the end of the tunnel.

LOL i was just joking , the rich will live in the CBD , and middle/lower class the suburban
area's of NWA.....

Funny that I came across this thread. I’m in Austin now and just passed a billboard the other day. It said something like “when it comes to high cost of living, don’t mess with Texas, come to NW Arkansas.”
