9 years?!?!? Good heavens no. It IS overbuilt but the figures I've read have been in the 6-9 MONTH range.

where in the devil did you get thet information?? Sure the market has slowed, by no means has property been as deflated here as in places like Ca and Fl. I think when any of us quote something we have read we should be pretty sure what we are quoted in accurate and from a reliable sourse. In fact, as an example, there are people looking for lake side property in NWA that are having trouble finding what they want in a price range they can handle.

we bought a lovely move in ready foreclosure house in pea ridge...2800 sqft for under 160,000. they are out there if you look and have an excellent realtor... I would be happy to share my realtor with you. also, we love pea ridge, quiet but close to everything and terrific neighbors in a terrific neighborhood.

you also have to decide where you want to invest your money. There are areas where you can buy a mini mansion for $150,000 to $200,000 but there are areas like Bentonville, Fayetteville and BV where $150,000 will still buy a basic 1700 sq foot nice, but not awesome home.

Try lake property around Beaver Lake, on the side closer to the city of Rogers and Bentonville if you want a short commute. It seems to hold its value better. They say downtown around the square is in high demand right now for any homes within walking distance. Some of them are beautiful older homes. My employee and his wife sold their home there right after they put it on the market to the first qualified buyer just a few months ago (since they wanted to find a one story home with a larger yard for their growing family.

you do realize don't you this thread is 4 years old...I sorta bet the OP has bought a home by now. Infact he mentioned being here only a couple years so he has probably moved on..We all do this occassionally, forget to check the date of a posting, I just wondered why you dug it up?

I am guessing Beaver Lake might have been a little further than he wanted to drive and I don't know, but I do know in Bella Vista lake property is a lot more than 250 to 275,000.
