Moving to Fayetteville in June. Any subdivision recommendations are welcome (400K range).

Why a sub division?

Fayetteville has some great livable areas for that price range. Really you could very well be out in the middle of no where and a slave to your car.

Default Copper Creek

Hi Dil'se

I think you will love living in Fayetteville! I live in NE Fayetteville in the Copper Creek subdivision. We think this neighborhood is one of the best. Copper Creek has a good POA, community pool, fishing pond (full of perch, carp and a few bass) and tennis court/basketball court. We also have a small city park adjacent to us that has just been completed.

We are within walking distance of the Botanical Garden of the Ozarks and Lake Fayetteville (nature and paved trails), very conveniently located to Joyce Boulevard and the NW Arkansas Mall.

We have lived in other parts of the area, west of I-540 and also in Springdale and we feel like this is one of the best neighborhoods, very quiet and really beautiful.

Where would you have to work? I may be able to suggest other areas if this one would not be convenient.

Copper Creek is nice but it is also deceptive in that it is in the city limits of Fayetteville but is the Springdale school district. Many including myself have been turned off by that.

What hognoxious said is true, and can be a issue for some people. It's not an issue for us so I didn't think of it. I just know that we really love this subdivision; the people, the amenities, the proximity to things we love and the house. It's a quiet area and very beautiful.

I can't speak to the school issue, but many of our neighbors have elementary children in the Harp school and seem to love it. Our neighbors with older children send theirs to the Fayetteville Charter school, Haas Hall, and it is exceptional.

If you are looking in the $400k's, you should take a look at the following subdivisions:

Bryant Place (Suttle Estates). This is an established Neighborhood just north of the Mall off Main St. Johnson. The street makes a circle, so it's a dead end. Very little traffic, and GREAT neighbors. There are a couple of really nice homes for sale right now for around $390k. Springdale Harber (new High School) zone if you have Teens, and John Tyson elem. Near Shiloh if you like private schools grade school all the way up. Good school.

Covington is also nice. East Fayetteville, just follow Township east and you will enter the subdivision. Larger subdivision with homes ranging from $380 and up. Several right now to choose from. Vandergriff elem (good school), and Fayetteville High. Woodland JH. all good schools.

Candelwood. You will pass this one just befor entering Covington. Bigger homes that are fetching a higher price. Think high $400's and up.

You can find about any kind of home out Mt. Comfort Rd on the West side of town. Not much for shopping, and the schools are OK, but there are plenty of new builds and a few established ranging from $300-$400.
Schools are not quite as good as on the East side IMO, but it will be hard to go wrong in the NWA area.

Covington is nice and Candlewood seems very nice. Also Barrington Park and Park Place on the eastern side although some of these around Crossover are starting to look a bit dated as they were built out in the 80's (maybe that is just the look of becoming established).

You also have University Heights and Waterman Woods more in the central part of town. Close to the university.

In the NW part of town out Mt Comfort Road you have newer style neighborhoods in that price range with Bridgeport, Clabber Creek, Double Tree Estates and a couple subdivisions further north on Salem Road but they are probably pushing more into the $500k to $800k range.
