You should probably avoid Key West, as some of your concerns...higher housing costs and higher crime are an issue there. I'd recommend Islamorada in the "Upper Keys" and Marathon in the "Middle Keys". Both provide the Keys-lifestyle without the heavy tourism negatives. Marathon is the third largest city in the Keys behind Key West and Key Largo, and Islamorada is number four.

You'll find its really expensive to buy property on any of the keys,Not saying you cant afford it but you can certainly get more bang for your buck elsewhere.

Do yourself a favor and get a property insurance quote before you buy. You may rethink your purchase entirely.

there are some good deals to be had in the keys right now. especially if you compare to prices at the height of the market! most homes are selling for over 40% less then their peak prices of 2005-06. for example 1515 narcissus on big pine key is for sale right now my buddy bought it for $145k in 2001 or 02 and sold it in 2005 for $330k. its is for sale right now for $189k thats quite a price drop! I have recently bought a canal front house for $191k that was valued at $406k less than 4 years ago! Insurance is really the big factor you will need 3 seperate policies if you have a mortgage. (1) flood,(2) windstorm and (3) regular home owners. for an example I am insured for $111k and pay $3k a year (for all 3 policies) for insurance with no insurance on possesions in the home! no mortgage means no insurance required!
