just recently have jobs on the table in both broward and pinellas county wondering your opinions on property tax rates in these counties

A pretty significant difference. A friend of mine just purchased in Safety Harbor (Pinellas County) and had been comparing to Fort Lauderdale. The taxes weren't terribly different but the homeowners insurance was a dealbreaker. $3000-$4000 per year less in Pinellas County.

thanks for the info, I was just wondering the tax rates cause i saw some places in margate with taxes around 6K for a 200K home and lots of the listings i see are not disclosing the taxes and wasnt sure if the rates were because they were income property or just that high of a rate, I can see 2400 for taxes but not 6K, can anyone tell me what the average taxes would be on a 200k home in those counties.... Thanks alot

It can be like apples and oranges comparing tax rates on homes, as it all depends upon when the home was last assessed by the county. You'll get more house for the money in Broward County, however the taxes are higher overall and the aforementioned homeowners insurance is significantly higher. I looked at homes in similar towns (Coral Springs in Broward County, and Palm Harbor in Pinellas County...both are "A" rated school districts). A $200,000/1800 sq. ft. house in Coral Springs averages around $5000 a year in taxes. The same priced. same sq. ft. house in Palm Harbor would run around $3000. The link below lets you look at homeowners insurance rates in Florida. It's seems to be about $1000-$1500 less per year on average in Pinellas County.

To give you a rough estimate of what your taxes will be, use 2% of the sale price of the home. If you qualify for Homestead exemption then you get 50k off. So without Homestead that 200k homes taxes will be about $4,000. With Homestead it will be about $3,000. Check and see if that 200k home you are looking at was sold at a much higher price a few years ago, their taxes are based on that higher sale price, so that is probably why you are see the $6,000 in property taxes.
