LOL! Not every part of S FL is that outrageous. More like $30-40,000 per acre where we are.

You can get 10 acres in Hernando for $180,000
And the schools are good, at least the ones my kids go to

Generally, the larger the parcel, the lower the cost per acre. Whlie a 1/4 acre lot might cost $50,000 ($200,000 per acre), a 1 acre parcel in the same are might be $100,000, a 5 acre parcel might be $250,000 ($50,000 per acre), a 20 acre parcel might be $40K per acre, a 100 acre parcel might be $20K per acre and a 1,000 acre parcel might be $10K per acre. These prices are somewhat typical for Central Florida around Okeechobee.

You're going to have to define what "good schools" means to you. There are kids who fail the best schools in the nation, and kids from the worst schools who go to Stanford or Harvard. Kids get out of a school what they put into it. Most of the factors that are used to judge schools are averages, and many are external to the learning process. For example, I know that Okeechobee HS was knocked down a letter grade in the state ranking because their security procedures did not meet arbitrary standards set for big city schools.

I found a site called Zillow , it has good info. I put in zip code or city and it shows homes value kinda like a appraisal.

I have seen zillow give a value of $50,000 for something that is worth $100,000 and $200,000 to something that is worth $100,000

Well, close to Lake O...like 35 miles West of it. Two miles East of the Charlotte County line. Most of the larger parcels of property out here are owned by Babcock and Lykes Brothers.

I agree with the "try North Fl.". I live in a tiny (and I do mean TINY) town called McAlpin (32062) outside Live Oak and acreage here is very reasonable in my opinion.
8000-9000 /acre is about average.
The people are friendly but not constantly in your face. You can have your privacy and still have neighbors.
Live Oak is about 12-14 miles and has chain groceries, fast food, Walmart, Lowes, etc.
Very rural and I've raised my kids here. They turned out pretty well, if I do say so myself! lol

The town of Live Oak is very family oriented and supportive.
Great place to live, but I have to leave I have a daughter that lives in Ohio and I really need to shorten the distance between us. So I'm selling my home and will likely end up in KY.

North Florida could be it, but not near the coast (very expensive now). You'd have to go inland to areas like Live Oak that Mom2ten mentions above (North Central Florida).

(I don't know about the schools in that part of FL)


Has anyone mentioned Gainesville area? The area surrounding town is rural and seems very nice...land might be affordable there.

Don't look in Putnam County. It is in North FL but their prices are higher than South FL. It smells funky there too.
