After seeing assesments grown to TEN TIMES what I paid for my land in 5 years, are the values finally comming down? What's a 5 acre lot going for in the center of the county these days? I am curious what sales are like so I can fight the assessed values this fall.

With so few sales being recorded anywhere it's tough to put a real value on property these days.

The offer I think we are about to make in Highlands Cnty will be about 50% more than what the valuations were in 2003. The asking price is about 100% more than 2003 which is ridiculous.

The reason I said "I think" is because I'm strarting to think that maybe that's too high an offer.

I am not seeing many sales either, it seems like a standoff and a waiting game. Hopefully you will win at this unusual game.

We are a few miles from the Hendry County line and LaBelle and we are seeing prices in the low to mid 300s for 5 acre properties but those come with homes or mobile homes. A couple 2.5 acre properties sold recently for around $295,000..but again they had homes already on them. I haven't seen any vacant parcels sell recently. The more inland you go though the less expensive land is.
